Exterior Checklist - What to look for

When you look at the exterior of the roof, pay attention to things like damaged flashing, missing shingles, curling, blistering, buckling, rot or algae growth.

  1. Visually inspect your roof for cracked, torn, or missing shingles.
  2. Scan the roof for loose material or wear around chimneys and vents.
  3. Look for cracked caulk or rust spots on flashing.
  4. Check for signs of moisture, rot or mold. 
  5. Examine the drainage, and make sure gutters and downspouts are securely attached.
  6. Look for missing or damaged chimney caps.

3. From The Inside

Obvious leaks are hard to miss, but there are warning signs you can look for that may help you detect and stop a problem before it reaches a critical stage. Look for sagging decking between the rafters. If outside light that can be seen in the attic or through your roof, it's never a good sign. Check for dark spots on your walls and ceiling - a spot that is damp, or even soft is an indication of a problem.
