How Sturdy Is Your House Foundation? Watch For These Warning Signs

3/17/2017

Foundation problems on a home can end up costing the owner a fortune in repairs. Another great reason to keep a close eye on possible foundation issues is that it's a horrible surprise to find out about when you are trying to sell your house. You want to be the one to discover it and have a chance to fix it before the buyer's inspector does.

Our mid-Missouri renovation company has listed some warning signs in this blog for you to keep an eye out for. They may allow you to take care of small problems before they turn into big, costly ones.

Cracks in Bricks and Mortar Joints
Some settling will naturally occur in a home over time. If it gets out of hand, you could have a foundation problem. If you spot the mortar crumbling between the brickwork outside your home, or you have bricks that have separated from each other, this could be a foundation problem. A chimney beginning to pull away from the house is a sure sign that you need to seek help right away.

Cracks in the Actual Foundation
Small, hairline cracks may be harmless, but you don't want to find horizontal cracks in your home's foundation. This is generally a sign of hydrostatic pressure. Too much water pressure building up behind the foundation, like when water in the ground freezes and expands, can be the culprit.

Cracks in Concrete Flooring
It can be difficult to know how a concrete floor is holding up when there is a covering over it, such as vinyl flooring or tile. If that covering begins to crack, you will want to get a closer look at the floor underneath, because most likely that's where the problem is.

Cracks In Walls
Watch the walls, both inside and outside of the house, for cracking. It is especially problematic if it occurs over doorways and windows, or where the ceiling meets the wall. Pay close attention to this happening in the basement.

Doors & Windows That Won't Close
Your foundation could be in trouble if doors and windows that used to close easily get to where they no longer latch, or you can't shut them at all. If it's not a problem with the door or window itself, then you need to have your foundation checked.
